You will be offered a fixed fee so you understand what you are up for prior to commencing your sale or purchase.   

Steps to Buying a Property – made easy! 

You will:  

  • Get loan approval
  • Request Real Estate Agent for forward contract to ranald@begalegal.com
  • Make offer and receive acceptance of the offer
  • Arrange for
  • Building report 
  • Pest report
  • Strata Inspection (if applicable)

We will:  

  • Review the property online 
  • Review the Contract of Sale 
  • Negotiate any necessary amendments to terms / conditions 
  • Make Preliminary Enquiries 
  • Assist with Property Reports 
  • Advise you 

You will:  

  • Sign the contract (with an independent witness) 
  • Pay 10% deposit (or less if negotiated)

We will:  

  • Ensure the contract is ready for exchange 
  • Exchange contracts with Vendor’s Solicitor 

You will:  

  • Contact bank or broker 
  • Arrange for mortgage documents to be sent to you  
  • Sign mortgage documents and return to Bank / Broker 
  • Take out building insurance (not required for strata title lot) 
  • Start organising your move including removalists and connection of services

We will:  

  • Ensure your bank is ready for settlement 
  • Book settlement in with your bank and the vendor’s solicitor 
  • Prepare settlement figures 
  • Advise you and your Bank of payment directions for settlement 

We will:  

  • Attend settlement 
  • Ensure that the Title Documents are in order 
  • Pay the settlement funds to the Vendor’s Solicitor / Conveyancer 
  • Advise you and the selling agent that settlement has taken place

You will:  

  • Collect the keys and any remotes from the selling agent
